MORE ABOUT THIS OPPORTUNITY This individual will serve as the primary point of contact between NAR, our employees, and the property management vendors of our buildings. He /she will also analyze monthly property management reports for each NAR property, review general ledger transaction detail, identify and thoroughly investigate budget-to-actual variances, identify reporting errors and omissions, and provide guidance to the property managers for necessary corrections.
MAJOR DUTIES AND RESPONSIBILITIES (NOT ALL-INCLUSIVE):
Manage the entire furniture and equipment (F&E) procurement process for NAR (includes researching appropriate F&E options, soliciting competitive pricing, negotiating purchase terms, and facilitating contract terms)
Develop accurate fiscal year operating and capital budgets for the Chicago and DC facility programs, including forecasting throughout the year
Develop precise, accurate trend analysis tools that will assist in the development of such budgets
Create financial models that incorporate year-over-year comparisons to generate and maintain 5-year projections for each property
Reconcile NAR internal and externally prepared property manager financial statements; prepare accurate, robust spreadsheets and templates to import property manager financial data into a reportable format
Analyze monthly property management reports for all NAR properties; identify and investigate variances, reporting errors, omissions or inconsistencies, and provide guidance for necessary corrections.
Review and understand all contractual agreements to ensure proper approvals for all general ledger and payment activity.
Coordinate all property work order requests and construction projects with the property manager
Oversee administrative functionality of the NAR Budget System
Extract budget data to create dashboard reports and presentations for the Budget Review Meetings; create and maintain robust budget templates
Schedule, create and conduct individual and group budget training throughout the budget cycle
Provide planning support for all Real Property Operations Committee (RPOC) meetings (includes preparing agendas, planning member outings, and scheduling meal service and dinners)
Oversee the Chicago conference room scheduling database managed by IT; order supplies for the conference room kitchens, anticipating needs based upon reservation schedule and historical usage
Manages and reviews service contract bids submitted by property managers
5 -7 years of related / property accountant experience, including budgeting, forecasting, financial analysis and modeling
Strong Microsoft Excel, Word, and PowerPoint skills
Ability to work with limited supervision; including the ability to exercise independent discretion and judgment.
Ability to create presentation-quality graphics, charts, and diagrams
Positive attitude, tact, and diplomacy in all interactions
Ability to work with and relate to different personalities at all business levels
Strong interpersonal skills to build productive relationships; commitment to providing exceptional service
Ability to juggle multiple projects and priorities
Ability to work under time constraints and manage multiple tasks simultaneously
The ideal candidate will be creative, forward thinking and understand the nuances of a member-driven trade association. Understanding of what real estate professionals encounter daily and staffing volunteer committees is preferred. Being a positive contributor to the team and culture is mandatory.
